India’s present population is around 1.22 billion. Every year there is a growth of 1.41% and on an average for 5 years it is 10%. With the increase in population we have to increase the production of food grains, For that we have to use more land for cultivation. Every year the state as well as central government allocates 10% to 15% funds for Irrigation Projects in the budget.
- In future we have to utilise more land for agriculture purpose
- In the mean time after 5 years land will be restricted for residential Purpose.
INDUSTRIALISATION
As population grows the government has to create more and more jobs (Employment) for the people , Obviously the Government will give more importance for Industrialisation for e.g. right now the government is allocating more than 10% for Industrial Development, again due to Industrialisation land will be acquired.
After this again you can find there is land restriction for residential purpose As city grows we have to reserve land for commercial purposes also.

Once agriculture production and Industrialsation increases, commercial activity will start, simultaneously for the purpose of shelter residential areas will come, For all these activities we have to reserve and expand the lands(area) for transport purpose for e.g. Roads, Bus Stand, Goods transport, Lorry Stand, Railway tracks, Airports, Harbors etc.
Every year we have to expand and reserve more & more land for Infrastructure development, because of this reason also the land will be restricted for residential purposes.
Overall in future due to population growth in the country all the above activities cannot be stopped. It will be continuous process for the Country’s Economic Growth, In the mean time housing activity will keep on increasing and modernising and after 5 years residential area will be restricted.

Horizontal Growth
Cities like Pune, Nagpur, Bhopal, Hyderabad, Bangalore, Mysore etc. are friendlier for horizontal growth. Why? In these cities we can expand in all directions for residential purposes. Once proper transportation and infrastructure are given inside the city and proper connecting roads, Ring Roads on the outskirts, City will expand and extensions will come in the outskirts. Ultimately if the government plans properly these cities will not be crowded, people always will like individual sites and horizontal growth of the city. In these cities sites are in affordable price range. Due to horizontal growth in all directions we can concentrate on Industrial and Residential/Commercial townships.
Vertical Growth
Cities like Bombay, Ahmedabad, Chennai, Manglore, Cochin will be developing vertically, Why? Because due to costal area one side land will be paralysed for city’s growth due to sea shore and only one side will be developing. Due to land restriction apartments are more affordable than individual sites in these parts.
There is a lot of difference between India and USA. Most people think America’s property value is in downfall mode this in turn will affect India’s Real Estate value. But according to me this is wrong. Why? Because each and every country’s economy, Geographical area and people’s mindset will be different. Based on this I will give you simple statistics,
- America’s Population is around 314 Million and around 90% people are having their own Shelter.
- India’s Population is around 1.22 Billion and only 40% to 50% people here are having their own Shelter.
- India has only 1/3rd of the land bank compared to America.
